SUMMARY
The purpose of this project was to answer how can we profitably convert empty or undervalued commercial real estate in urban areas into residential space? Conversion Consortiums facilitate collaboration between artists, designers, architects, developers, and investors undertaking commercial to residential conversion projects.
challenge
There is too much empty commercial real estate and not enough available residential real estate. High interest rates make it unattractive to take out loans for major projects. The market is holding it back. It is often more expensive to convert buildings than it is to tear them down and build new construction. Cities, states, and federal government are very interested in these projects and there is huge public support, people want to live in cities and near work, they don't need huge houses in suburbs. There is also a sustainability angle since there is no point in tearing down skyscrapers if they can be converted profitably.
Outcome
Ideation led to the idea of facilitating partnership and collaboration, bringing on artists and designers with architects and developers to come up with creative solutions to "structural complexity". This direction could help to solve all of the other problems and contained all of the other ideas. Investment firms already working in conversions said that creative workarounds were the most important aspect and finding the right team was the most difficult part.
